April newsletter: 2nd round fire alarm testing, Open House, Next Strata meeting

Hi there! Hope you are all enjoying the Spring sunshine. For April's newsletter, we're covering:

  • Second and last chance for no-charge MANDATORY In-Suite Fire Alarm Testing
  • Minutes for March have been added to the archive
  • Informal Open House meeting in our Kingsway common room, Tues April 28, 8-9pm
  • Monthly strata meeting: Kingsway common room, Wed April 29, 6:30pm
  • Warranty reminder: Our One Year Anniversary is coming up

Second Round MANDATORY Fire Alarm Testing is on April 30, 8:30am to 11am for 4028 Knight, and from 11am to noon for 1432 Kingsway. If you were unable to be home during the first round, you MUST have your suite tested on April 30. If you are unable to be home, please make alternate arrangements with a neighbour or family/friends. Any return trips will be at the owners' expense (which could be upwards of several hundred dollars per suite). In-suite testing is mandatory, because not having a working fire alarm puts the building and the safety of everyone inside at risk.

Open House, Tues April 28, 8 to 9 pm: Our building is so big, it's difficult to really get a chance to talk with each other face to face, and email communication is really limited. We're having these informal open houses each month so that anyone can come and discuss ideas, concerns and issues that they may not wish to send via email or phone. Please join us! The more familiar we are with each other, the safer our building will be.

Next Council Meeting, Wed April 29, 6:30pm. If you'd like to sit in on the next council meeting, please come join us! If there is an issue you'd like to discuss, you will need to email Ken to add it to the agenda (unfortunately, the Council meetings are much more formal... which is why we are having the Open Houses too), but any owners are welcome to sit in and listen.

Warranty Reminder. One last thing: KEV2 turns 1 year old very soon. This means any 1 year warranties will expire at that time. If you have any in-suite deficiencies that you need resolved, we encourage you to send them in to Travellers VERY soon! Also, if you see any glaring common-area deficiencies, please email them to us!

March Newsletter: Storage lockers, MANDATORY fire-alarm testing (Mar. 17 & 19), gym & security updates

This newsletter covers updates for:

Mandatory In-suite Fire Alarm Testing (Mar. 17 & 19)! You will need to open your suite for testing during these times:

  • Tues. March 17 @ 4028 Knight St, 17th floor to 9th floor: 8:30am to 12:30pm
  • Tues. March 17 @ 4028 Knight St, 8th floor to 1st floor: 1:00pm to 4:30pm
  • Thurs. March 19 @ 1432 Kingsway: 1:00pm to 3:00pm

If you are unable to be home during the times specified, please make alternate arrangements.

Storage Lockers:You've probably seen notices saying our lockers are complete. Here are some tips on keeping your stuff and the area safe:

  • If you don't know where your storage locker is, contact our Building Admin.
  • Put your stuff in boxes or bags that are plain and nondescript. It's best if you can't see what's in the box - if you want to keep track of what is inside, it's better to label the box than to use a clear or mesh container. Remember: if you can see it, so can thieves.
  • Keep an eye out for any suspicious activity in the storage area and the entrance! Say hi to your neighbours, and stay alert for anyone who looks out of place.
  • Don't store anything that is extremely valuable in your storage locker. If it is irreplaceable or very expensive, DO NOT keep it in your storage locker.
  • Don't store perishable items (such as food or plants) in the locker. We don't want rat or insect problems!
  • If you are storing paint, glue, or other building supplies, please make sure the lids are secure!
  • Please don't allow your children to play in the storage area -- it can be very crowded, and we don't want anyone getting hurt.

Security Updates: The security committee reconvened and met with members of KEV 1's security committee. Upgrades and walkthroughs continue: right now we are focusing on the storage area and overall building safety. If you want to be involved, please send us an email or sign up and join us! Input is always welcome.

Preventing Common Area/Gym Vandalism and Theft: We all need to work together to keep our building safe. Keep an eye out for anyone who looks suspicious. Don't confront; if you feel unsafe, phone the police and let strata and building admin know that you saw something.

Thank you for all your Gym Suggestions! We've now got heavier weights, clocks, and new yoga balls. If budgeting allows, we will be adding more equipment and improved security later. Unfortunately, we are unable at this time to extend the gym hours because of noise complaints on the floor, but if things quiet down, we can revisit this again later.

Holiday Security and Safety (and buzzer info)

Today we'll cover:

  1. Minutes
  2. Guests and common property
  3. Building safety and security during the holidays
  4. Buzzer

Minutes for Nov. are posted. There are no formal meeting minutes for Dec, though work still continues.

Guests: with the holidays upon us, we have to remind guests to respect common property. While they are in the building, they too must abide by strata bylaws and be respectful (no jumping in the elevators, excessive noise, etc.).

Building safety: Some reminders for all of us (and our guests!)

  • Do NOT let strangers into the building!!! It is a nice gesture to hold the door, but please do NOT let your guard down during the holidays. We will all be more vulnerable because of it.
  • No alcohol on common property. This means no drinking in the hallways, elevators, stairwells, gym, etc. If someone gets sick, it is a big mess to clean up and unpleasant for everyone!
  • No smoking on common property.
  • Don't throw things off the balcony. For example: cigarette butts, bottle caps, candy wrappers, plant debris, Christmas lights... dispose of these properly!
  • Please ensure your Christmas decorations are secured and have no chance of falling/blowing away.
  • Dispose of your Christmas tree responsibly. No one wants a fire hazard in the garbage room.

Dude, where's my storage locker?

We are happy to say that after much waiting (and pestering the city), storage lockers have been processed by the city and are on the way.

We don't yet have a formal completion date from Aquilini, but rest assured we are following up with our developer to get our storage lockers built.

How can you help? Unfortunately, there is not too much else we can do to speed things up because the developer is addressing this issue. Since the storage lockers are currently in progress, all we can do is have patience. The council is being persistent in our communications with Aquilini and we will keep you posted.

REKEY or CHANGE YOUR SUITE LOCK

For your own safety and security, at the very least, have the lock on your door re-keyed. You may choose to upgrade your deadbolt, or install various plates - it's up to you! Just be sure to keep the hardware colour the same - chrome or silver.

Questions you may have...

What are my options?

It is your decision, but here are a couple of options that locksmiths have told us:

  • RE-KEY YOUR LOCK: You can have your existing deadbolt re-keyed if you do not want to buy a new deadbolt. If you do this, the part of the lock that the key goes into (the "keyway") will be swapped out by a locksmith, and you will receive new keys for said keyway. In this case, the deadbolt itself doesn't change. ...OR...
  • CHANGE YOUR DEADBOLT: If you decide to upgrade the deadbolt or install new hardware, keep the colour of the bolt the same as the existing colour - chrome or silver.

When you call your locksmith, they should be able to answer further questions on what the pros/cons are of upgrading the lock and any further upgrades you can get.

Why should I re-key my lock? No one else has lived here before me!

During construction, a lot of people had access to all of our suites. Who has keys to our suites other than ourselves? Not even the developer can say for sure. For this reason, our building manager highly recommends that all of us re-key or change our locks.

Will strata be in charge of phoning locksmiths for our suites?

No. For 2 reasons:

  1. Your security preferences will be different from your neighbours.
  2. The security of your individual suite is in YOUR responsibility, not that of the building manager or your strata council.
